Developed within the exclusive El Yankee Development, this four-level commercial project redefines boutique luxury on Nicaragua’s Pacific coast.
Construction began in 2022 and reached completion in 2024, after 18 months of meticulous planning and execution. Designed to harmonize with its surrounding natural beauty while offering modern comforts, the hotel stands as a testament to thoughtful engineering, superior craftsmanship, and a bold vision for sustainable coastal development.

An exclusive beachfront hotel featuring 9 luxurious rooms, each with its own private bathroom, pool, and terrace. The property includes a one-of-a-kind yoga area, designed with a bamboo and natural coconut palm structure, inspired by the shape of a flower. The architectural design was led by Architect Oscar Fuentes, while the structural engineering was executed by Engineer Dennis Area—a brilliant fusion of architectural creativity and structural expertise that brought this stunning vision to life.
The hotel also boasts a state-of-the-art kitchen, a luxurious reception area, a dedicated massage room, office space, a fitness center, a sports bar, covered terrace areas, open-air terraces, and a spectacular pool—the largest in San Juan del Sur to date. This section of the project was designed by Architect Hernán Gallejos, with structural engineering by Engineer Oscar Fuentes, creating a breathtaking environment of elegance and luxury.
From its inception, this project presented significant challenges in both design and construction. An entire hillside had to be excavated to make space for the building, and the remote location posed logistical difficulties for heavy machinery and equipment.
The result is a true masterpiece of architecture and engineering—one of the most beautiful and ambitious developments in the country. Throughout the entire process, the owners were actively involved, contributing ideas that helped make this project extraordinarily unique.

Construction system
The construction of Hotel Orquídea del Sur was executed with rigorous engineering standards and a focus on long-term durability. The process began with large-scale earthworks carried out using our own heavy equipment, ensuring full control and precision from day one. The building’s foundations are made of steel and reinforced concrete, designed and constructed in full compliance with ACI318 standards established by the American Concrete Institute—guaranteeing structural integrity in all conditions.
To manage the steep terrain and preserve stability, the project incorporates robust reinforced concrete retaining walls, with materials supplied by Proinco and Multigrup. The vertical structure of the hotel features a hybrid wall system combining confined masonry and monolithic elements, developed with technology from Agrenic, ensuring strength and seismic resistance.
The intermediate floors are constructed using reinforced concrete slab systems, also sourced from Proinco and Multigrup, providing solid support across all four levels. A complete electrical system powers the property, while a potable water storage and automatic pumping system ensures continuous water supply. Wastewater is managed through an advanced treatment system using aeration and infiltration, promoting sustainability and environmental care.
Additional systems include a stationary gas installation with high-pressure pipelines, a water softening system to reduce scale buildup and preserve equipment, and a voice and data communication system for high-speed connectivity. The hotel is equipped with a gas-powered emergency generator to guarantee energy availability during outages. For guest comfort and safety, an automated suction and pumping system maintains the pool with minimal intervention, and the gas infrastructure supports both the kitchen and water heating systems. The entire property is cooled by high-efficiency LG air conditioning systems, recognized for their performance and energy savings.
Finishes in this project
Every space in Hotel Orquídea del Sur has been designed to blend functionality, elegance, and local craftsmanship. The interiors are adorned with custom Teka wood furniture in a natural finish, handcrafted in our own workshops, complemented by tongue-and-groove natural wood ceilings that bring warmth and texture to each room. Kitchen countertops are made of Absolute White quartz, a sleek and durable choice that enhances the modern aesthetic.
Flooring varies across the hotel, with porcelain tiles from Casa Mármol offering refined textures and tones, and decorative colonial-style concrete floors by Conipisos adding regional character and timeless charm. The exterior doors are made of black PVC and fitted with secure glass, while the interior doors echo the organic luxury of Teka wood. Black PVC window frames complete the contemporary architectural design, offering both style and durability.
All electrical fittings, bathroom fixtures, and kitchen accessories are imported from the United States, ensuring top-tier quality and user experience. Interior surfaces are painted with high-durability Grupo Sur, selected for its elegant finish and resistance to wear.
Outdoor spaces feature a variety of artisanal elements: natural wood pergolas crafted in our workshops, and solid bamboo structures with natural palm roofing, lending a tropical and eco-conscious feel. The hotel also incorporates polished concrete floors with a granite-style finish and natural Teka wood floors, showcasing our in-house expertise in wood craftsmanship. Finally, the swimming pool is finished with Diamond Brite plaster, known for its vibrant colors, durability, and smooth texture.
